The plans were given the green light by the Borough’s Planning Committee on January 24.
At 110 acres, RAF Uxbridge is one of the largest development sites in West London. VSM Estates’ scheme will see the delivery of new homes as well as the extension of Uxbridge’s town centre through the provision of new shops and offices, and a new 45-acre public park, part of which is in the Green Belt.
The scheme also allocates a site for a 1,200-seat theatre, which fulfils a long-held ambition of the council to see a new high-quality venue to stage ‘West End’-style plays and events in Uxbridge.
The plans include 1,340 new homes, a 77 bedroom ‘assisted living’ retirement home, a 90 bedroom hotel, 20,000 sqm of mixed-use commercial development including new retail and offices, provision for a three-form entry primary school, proposed community use of the former cinema and gym, a GP surgery, 45 acres of open space including a public park alongside the River Pinn, landscaping and public realm improvements, and preservation of the important heritage buildings on the site.

The site’s redevelopment is part of a wider Ministry of Defence project, known as Project MoDEL, which is redeveloping a number of now-surplus military sites within the M25. VSM Estates is responsible for delivering MoDEL – the joint venture between St. Modwen VINCI was appointed by the MoD in 2006 to fund the development of new facilities and accommodation for service people at RAF Northolt through the sale of the MoD sites, which includes RAF Uxbridge.
Consent has now been secured on five of the six sites. In September 2010, the RAF Bentley Priory site in Harrow received planning consent and was sold to Barratt Homes and City & Country for redevelopment. RAF Eastcote and RAF West Ruislip both have consent, have been sold, and are now under construction.
The RAF Uxbridge plans will now be referred to the Mayor of London, who visited the site earlier this month, for final consideration. A decision is expected in the New Year.
