One of West London’s most unique development opportunities that has the potential for more than 1,000 new homes to be built, has been brought to the market.
The 36-acre Hounslow Cavalry Barracks, has been listed by real estate adviser Avison Young after the Defence Infrastructure Organisation (DIO) instructed the firm. The site, located near transport links for tube, rail and air is one of the largest to become available in London.
Avison Young has noted that the ‘the scale and location of the site’ puts it in prime position to appeal to a wide range of investors, house builders and developers stating that there is scope to create a high-quality residential-led development.
Since November 2016 the Ministry of Defence has considered the barracks to be surplus to requirement and the DIO been working closely with several stakeholders including the London Borough of Hounslow and Historic England. The adopted Supplementary Planning Document (SPD) that has been devised aims to support the development of at least 1,000 units. The site “presents a significant opportunity to deliver new private and affordable housing, community facilities employment space and most importantly, the protection and enhancement of the listed buildings and historic environment”.
The land includes fourteen Grade II Listed buildings which under the SPD are considered heritage assets and are to be sympathetically refurbished and improved to ‘retain a strong identity reflecting the site’s military legacy’.
Catherine Davies, head of estates for DIO, said: “DIO and its advisers Avison Young and Wood have worked with London Borough of Hounslow and Historic England to produce an adopted supplementary planning brief which sets out clear and tangible boundaries for the redevelopment of the barracks.”
She added: “The brief allows for a residential-led development of 1,000-plus residential units, employment and community space and involves the conversion of listed and heritage buildings, the retention of historic open space and new-build opportunities. The release of the site allows for much-needed housing, including affordable housing, to be developed.”
