Ealing Council is looking for a ‘visionary developer’ to drive a housing-led regenration of the Green Man Lane Estate in West Ealing.
The 3.46ha site, with some potential additional land which would take it to over 4ha, requires the replacement of around 400 exisiting homes, but offers scope to develop more through densification and improved design.
Green Man Lane estate is located immediately to the North of West Ealing Town Centre on the Uxbridge Road. It has good access to the Uxbridge Road retail mix, and to West Ealing station.
Ealing Council is freeholder of the majority of the estate, which was built in the 1970s and consists of seven 8-storey towers, Tewkesbury Court, which is an L-shape block, consisting of 15 three-storey houses, Glastonbury, Melrose and Tintern Court which contain 118 maisonettes. All properties are constructed using a pre-fabricated concrete panel system.
Green Man Laneestate is in a poor state of repair and would fail to meet the Decent Homes standard without substantial investment. The Council and residents consider that a major redevelopment of the estate is the preferred solution.
