Catalyst has completed the first phase of the regeneration of the Havelock estate in Southall, Ealing.
The project’s first phase, developed in partnership with Ealing Council, saw 291 new homes built, with over 55 per cent available new homes for social rent, London Affordable Rent, shared ownership and a fixed-equity product designed for leaseholders and freeholders living on the original estate. The project’s new market-sale homes have also proved popular with all now reserved.
As well as the new homes, the project has seen a complete revamp of over 6000sqm of the neighbourhood’s public realm, including a new children’s playpark and significant investment into the nearby canal-side path next to the adjacent Grand Union Canal. Catalyst have also delivered a series of community development programmes, from community fun-days and summer activities for the neighbourhood to training and employment opportunities and support for people to live healthier lifestyles.

Councillor Julian Bell, Leader of Ealing Council said, “The redevelopment of Havelock Estate has been part of the council’s £1.2billion regeneration programme of nine key estates across Ealing over an 18-year period.
“I am really impressed with the transformation of the estate and what Catalyst and Ealing Council have achieved by working together. This has created a better neighbourhood feel by incorporating the Grand Union Canal into the scheme and linking the estate to the natural habitat and green spaces.”
Ealing and Catalyst are currently reviewing the remaining phases of the project in response to changes in the housing market, construction costs, and regional and national planning policy.
Catalyst also recently completed their Toplocks scheme, a 100 per cent social rent scheme adjacent to the first phase of Havelock on an abandoned depot site. The new 26-home community was handed over in March this year, with new residents moving in just prior to lockdown.
