Development begins at The Bower

The BowerExton Estates has begun to develop The Bower, a 140,000 sq ft office at Stockley Park, on behalf of Rockspring Property Investment Managers and Clearbell.

The Bower will be the first new building to be developed at the business park for over 15 years.

Stockley Park has been developed in phases since 1986 and enjoys a reputation as one of Europe’s leading business parks, occupying 150 acres with 25 buildings, which accommodate over 1.8 million sq ft of office space.

The Bower aims to provide “world class sustainable office space”, the highest specified office space at Stockley Park, say the developers. Its designers say it majors on functional, usable space with one of the largest reception areas ever developed in the Thames Valley.

The development also features a dynamic metal roof which will filter sunlight through the ground level ‘street’ area casting natural light into the building. Exton say the building offers the biggest single floor plate in the Thames Valley area, and will be the largest development in the Thames Valley office market in 2016.

Manish Chande, Senior Partner at Clearbell, said: “We have seen an increase in demand for property in the Thames Valley area and are pleased to be working with Rockspring and Exton Estates on such a top quality asset that will bring to market a high specification office space that will make an ideal headquarters for corporate occupiers given the large single floor plates.”

Richard Bains, Rockspring Partner and Fund Manager, said: “The Bower will bring a new level of architectural quality to Stockley Park, already considered one of Europe’s premier business parks. Set to be delivered to the market in 2016 with the highest design specifications and excellent sustainability credentials in this sought after Thames Valley location, The Bower will appeal to the increasing number of corporates looking for high quality UK headquarters.”

Stuart Bedford, Director at Exton Estates, said: “We are proud to be developing such a prestigious and quality HQ building that will be The Bower. This is fantastic news for Stockley Park and the Thames Valley office market as it proves that there is still such a huge demand for quality product in the right location. We believe in the continued success of Stockley Park and The Bower will be a strong addition to this premier business park.”

Since opening in 1986, Stockley Park has provided the work place environments for many international companies including: Apple, BP, Canon, GlaxoSmithKline and Marks & Spencer.
