Brent are working with developers on delivering significant regeneration. This well positioned estate is close enough to Maida Vale, Queens Park and West Hampstead to feel the warmth of their company, but has so far remained an island of deprivation and depressed property prices.
Connections are good, with nearby underground stations and many bus routes, and LB Brent is focussed on improving PTAL ratings for the Estate. Social infrastructure, like St Augustine’s sports Centre, is the subject of continuing investment. The key here is to unlock the innate value of the location through an uplift in the quality of the environment, says the Council.
The Council is trying to find developers agile enough to produce a significant densification – they believe 1100 new homes can be added to the 1400 already on the site – without being forced to sell all the units. It’s important that whoever takes this opportunity wants to take a long term stake in the place through some sort of joint venture asset backed structure, they say.
