Brent in top ten logistics hotspot

Brent has been identified as one of the top ten ‘last mile’ logistics hotspots in the UK.

The ‘hub and spoke’ delivery model remains popular as the West London boroughs, including Ealing, Hounslow, Hammersmith and Fulham and Barnet, all feature in the top 30 in the Future Gazing: Logistics – The Last Mile Report by property adviser Knight Frank.

Dewi Spijkerman, Senior Geospatial Analyst at Knight Frank, in an analysis overview, reports that Brent and Acton are ‘desirable due to levels of available floorspace’.

Changing shopping habits and increasingly complex delivery models are reasons that have been cited as reasons for the ‘last mile’ locations.

With a selection of spaces across the West London boroughs, along with the councils’ adopting a proactive attitude to planning arrangements, the range of opportunities available in the region will continue to increase.

Charles Binks, Head of Logistics and Industrial at Knight Frank, said: “The rise of online has created the ‘anything, anytime, anywhere’ on-demand consumer, with increasingly high expectations. The pressure to shorten delivery times, narrow delivery windows and fulfil the ‘I want it now’ delivery options, is radically changing the logistics landscape. The drive for efficiency and accessibility is continuing the growth in the ‘hub and spoke’ distribution model, with increasing importance on the role of 3rd party delivery services, which is driving the need for ‘Last Mile’ logistics space.”
