Aviva Investors’ 125,000 sq ft Uxbridge office redevelopment, Belmont, has reached practical completion.
This follows an 18 month, £30 million redevelopment schedule of works which saw the town centre building stripped back to its frame and rebuilt to create a grade A office scheme in the heart of Uxbridge town centre. The five open plan floor plates average 26,500 sq ft.
Belmont is anticipated to achieve a BREEAM Excellent certification. Its neighbours include Coca Cola and Xerox. The refurbishment scheme added a fifth floor, two roof terraces and a full height atrium, and the building now boasts renewable energy technology, energy efficient building services, a green roof and landscaped private terraces. In addition, Belmont’s office workers will be able to benefit from the re-designed Friends Garden, adjacent to the building.
Boris Johnson, Rt Hon MP for Uxbridge and South Ruislip, said, “It’s been incredible to witness the transformation of this huge building site right in the middle of Uxbridge town centre over the past 18 months. Investments like Belmont are crucial for Uxbridge, in terms of job opportunities and increased trade for local retail businesses, as well as enabling us to compete with other West London locations in attracting great employers. Belmont’s excellent transport links coupled with great parking and cycling provision make it an attractive proposition for any corporation looking to relocate to West London.”
Julian Cobourne, Senior Asset Manager at Aviva Investors, said, “After 18 months, our vision for Belmont has been realised , which was to create an elegantly designed light-filled, grade A office scheme, with large floor plates in the heart of Uxbridge town centre, suitable for a sole occupier or to be multi-let . We are immensely proud that £30 million redevelopment of Belmont is on track to achieve a BREEAM excellent certification, as well as green space for employees to enjoy, such as the adjacent Aviva Investors’ community Friends Garden and several green space roof terraces.”
Cushman & Wakefield and Colliers International are acting the for the landlord, Aviva Investors.
